The CFMG First Mortgage & Income Fund was developed in response to demand from this loyal customer base for a regular income producing investment. As the name suggests, funds in this investment are secured via a first mortgage on a real property asset with a low LVR and a quarterly income is paid on each investment. This product was launched in 2021 and has proven to be a popular investment option to date.
The CFMG Monthly Income Fund was introduced to provide a pooled credit mortgage fund offering exposure to competitive returns and the Australian property market, through loans secured by first mortgages over real property. This the most recent CFMG Capital investment product, launched in early 2024, and is appealing to investors who are looking for diversification in their investment portfolio.

CFMG Capital are not your traditional developer, we are able to be flexible and nimble in our approach when considering all opportunities and are not reliant on large master-planned communities to under-write the business. Provided a site ticks the boxes of our investment criteria, we are able to move quickly and confidently regardless of whether it is a small 10 lot infill sub-division or a 1,000 lot community in an urban growth corridor. As a result, our size and structure allows us to consider deals across the development spectrum rather than a narrow focus adopted by larger (or smaller) scale developers.
We prioritise investors
Unlike other residential property, land syndication or mortgage-backed securities funds, our investors in the CFMG Land and Opportunity Fund rank ahead of CFMG Capital in the hierarchy of returns. The responsible entity agrees to waive fees should the incurring of those fees result in the targeted return back to investors not being achieved. In the CFMG First Mortgage and Income Fund and CFMG Monthly Income Fund, investors naturally rank first in line via the security of a first mortgage.
